Tips on how to rent or buy You want to rent / buy real estate in Switzerland?
Follow these tips.
First, choose the neighborhood. For example, make sure that there is access to public transport and to nearby services such as pharmacy, supermarket, taxi, ...
Select a property that matches your budget. Set yourself a maximum threshold. Even though a more expensive apartment may please you, think about expenses related to charges for example.
Next, prepare your rental file in advance, with key documents requested: last 3 pay slips, proof of identity, employment contract, and possibly a deposit.
Followed by the signing of the lease and the state of fixtures: think that you will have to pay the first month's rent, one month warranty and agency fees (if it is not an individual ).
In addition to the rent, you must pay a lump sum of monthly charges. Think of the annual statement to regularize this fee with your landlord or management.
Advice for owners:
Your property will be appreciated (or not) from the first sight! This ofcourse includes photos of your ad.
If you have pets, avoid taking photos, as some buyers may not appreciate, and may not project themselves in your property.
If there's a fire place, remember to clean it, and place a few pieces of wood in it (not lit off course). On the couch, you can have a blanket and some cushions. Opt for sober colors (avoid flashy sheets cussions). On the coffee table: Present a vase and fresh flowers. Finally, clean your carpets and flooring to expose a clean and fresh atmosphere.
Here again, you can either present a table with a vase in the Center, or present a more welcoming table with cutlery. You can improve the appearance by turning on your lights (if pictures are take late in the day).
You can however expose your coffee machine with capsules or matching cups! If you have a dining table in the kitchen, you can have at its center a basket of fresh fruit: welcoming and generous.
The bed must be impeccable. The bedside tables clean, and thembooks orderly. The cupboard must be tidied up and closed. For child's rooms, tidy up all the toys.
Laundry, ironing corner:
Again, storage is needed here. Just let your ironing board appear (if there's one), and the iron.
Bathroom / WC:
These photos are useless, but if you prefer them, be sure to clean them up and remove all your products such as date / time of the photo. The place must be neutral.
Balcony / Terrace:
If you have a view on the lake or the mountains, enjoy ! This will appeal to futurebuyers and increase your number of visits.
If you have garden furniture, let them appear, because this allows to give an idea of the layout
Outside: Garden / Pool
Your garden should be green and well maintained. A neglected garden does not warrant a buyer to get into the House. Similarly, your pool must be clean and ready for use.
No need to take a picture, but specify in your ad if it is covered or not, and the number of vehicles it houses. However remember to clean it because some visitors will want to see it more closely.
Cellar / dependencies:
As for the garage, these parts must be clean and tidy. With regards to dark places, consider to have high intensity bulbs to see clearly.
In addition to taking pictures, the text of your ad must also inspire future buyers to know more about your property.
Text of your ad:
The wording of your ad complements the photos.
Give a simple and effective title to your advertisement. Example: Nice single family home lakeside
Your text must be of average size (5 to 8 lines) maximum. The reader does not have much time, and pictures of the advertisement are sufficient to give an idea of the property.
Not to appear aggressive, do not punctuate your ad "". Write with a sober and decent tone. Do not overuse adjectives such as "beautiful", "gorgeous" or "exceptional". The pictures speak for themselves, no need to add more.
